TMG, Farallon Partner to Build R&D Facility for Samsung

Subsidiary of Electronics Company Will Expand Into Two Buildings Totaling 385,000 Square Feet

Mixed-use developer TMG Partners and investment advisor Farallon Capital Management, LLC announced they will build two six-story office buildings totaling 385,000 square feet in Mountain View, CA, to accommodate a 15-year build-to-suit lease with Samsung Information Systems America Inc.

Samsung will relocate its R&D center from its current facility in North San Jose to an 8.5-acre site at Cypress Business Park, 625-685 Clyde Ave. Entitlements are in process and expected for completion in second-quarter 2013, with fourth-quarter 2014 the targeted occupancy date.

The two 192,500-square-foot buildings will each include 5-6 story parking structures. The new facility will be oriented around a central plaza with views overlooking the Sunnyvale golf course and will be built to LEED Gold standards.

"Our lease with SISA is further proof of the continuing confidence in the Silicon Valley market," said Michael Covarrubias, chairman and CEO of TMG Partners.

Studios Architecture of San Francisco is the project architect and Devcon Construction is the general contractor. Matt Von der Ahe and Hyoung Chon-Yeun, both of CBRE, represented the tenant.
