Michael Covarrubias joined TMG in 1988; he oversees all of the company’s operations and has directed the company since 1995.

Prior to TMG: Mr. Covarrubias’ professional background includes 17 years with Union Bank, including commercial and real estate lending as well as administrative management. In his last position, he served as Senior Vice President and Manager of Union Bank’s Silicon Valley Regional Real Estate Center.

Mr. Covarrubias is a graduate of the University of San Francisco with a Bachelor’s degree in business administration.

Cathy Greenwold, Vice Chair, joined TMG in 1992. Ms. Greenwold has been responsible for expanding the company’s portfolio through strategic acquisition of projects with particular emphasis on development opportunities and value enhancement. Ms. Greenwold has managed over $2.7 billion in project financing and development activity for TMG. She has over 37 years of real estate and finance experience, and is a member of the TMG’s Investment Committee.

Prior to TMG: Ms. Greenwold has an extensive background in real estate development, including 12 years as Vice President for Calprop Corporation.

Mrs. Greenwold holds a Bachelor’s degree from the University of California Los Angeles. She was also a Sloan Fellow at Stanford Graduate School of Business, where she earned a Master’s of Science degree in Business.

Scott Verges has served as General Counsel for TMG Partners since 1999. In this position he oversees all legal matters for the company.

Prior to TMG: Mr. Verges has been associated with the law firm of MBV Law (formerly known as Mandel Buder & Verges). Prior to his association with MBV Law, Mr. Verges was a principal in the law firm of Cassidy & Verges, which he co-founded in 1990.

Mr. Verges received his J.D. in 1980 from Boalt Hall School of Law at the University of California, Berkeley, where he was an associate editor of the California Law Review.

Matt Field, Chief Investment Officer, has 30 years of commercial real estate experience, including development, finance, leasing and project management. Mr. Field has been with TMG Partners since 1993 and is responsible for managing acquisitions and dispositions, while supporting the firm’s development activities with lead responsibility for the real estate portfolio. Mr. Field also chairs this Investment Committee.

He has been responsible for over $3 billion of acquisitions and dispositions for TMG since 2003. Previously, he was responsible for managing complex entitlement and development projects.

Prior to TMG: Mr. Field worked at Catellus Development Corporation in corporate financial analysis and major asset acquisitions and dispostions. His prior experience also includes work at Sedway Associates and Halcyon Real Estate Advisors.

Mr. Field has a Bachelor’s degree with a major in Political Science from the University of Colorado.

David Cropper, Development Director, joined TMG Partners in 2000. He has 30 years of experience in real estate development including project design, entitlement, construction and finance. He is responsible for TMG Partners’ development activities in the greater Bay Area and is a member of the firm’s Investment Committee.          

He has been a partner in more than 15 million square feet of development transactions at TMG and was responsible for The Crossing | San Bruno, an award-winning $250 million dollar mixed use transit-oriented development, as well as 650 Townsend, a large mixed-use office and retail project in San Francisco and most recently leads the acquisition and redevelopment of Champion Station, a 810,000 square foot rehabilitation of Cisco Systems’ former headquarters.

Mr. Cropper’s career began in commercial real estate finance at Union Bank and Comerica Bank where he oversaw Comerica’s real estate lending practice throughout the west. After leaving banking, he spent several years developing infill retail projects and acquiring properties for a private family foundation.

Mr. Cropper has an A.B. degree in English Literature and Religious Studies from Occidental College.

Lynn Tolin, Chief Operating Officer, joined TMG Partners in 1988 and has almost 36 years of real estate experience in the Bay Area. In her current function Lynn oversees asset and property management, accounting, administration and other functions of the company. In her 26 years with TMG she has helped coordinate the acquisition, management and disposition of approximately twenty-three million square feet of various property types valued in excess of over $3.5 billion.

Ms. Tolin received her Bachelor’s degree and MBA from St. Mary’s College of California.

Daniel E. Siri, Chief Financial Officer, joined TMG in 1991. Mr. Siri manages all financial and accounting matters for the company and brings to TMG Partners over 36 years of business experience and 30 years of real estate industry experience.

Prior to TMG: Mr. Siri has served as a Chief Financial Officer, Vice President-Finance and Controller for various real estate development enterprises. His experience includes complex real estate purchase and sale transactions, as well as real estate financing transactions including the financial and tax structuring of real estate transactions. Mr. Siri is licensed as a Certified Public Accountant in California and Nevada.

He holds a MBA degree in Finance from the University of Washington and a Bachelor of Science degree in accounting from the University of Nevada-Reno.

Adam Chall, Partner, joined TMG in 2003 and is responsible for various development activities. Mr. Chall has more than 20 years of commercial real estate experience, including development, finance, marketing, sales, leasing, and construction management. Most recently, he completed TMG’s redevelopment of the former Hamm’s Brewery, a “creative space” office building, the award-winning Soma Grand mixed-use condominium project and the redevelopment of 208 Utah Street, a “brick and timber” office building.

Prior to TMG: Mr. Chall was a Project Manager for Wilson/Equity Office. Prior to Wilson/Equity Office, Mr. Chall was an Assistant Project Manager for Hines Interests.

Mr. Chall holds a Bachelor’s degree from the University of Wisconsin-Madison, and an M.B.A. in real estate and finance from Emory University.

Sean Donnelly joined TMG in 2004 and is responsible for design and construction management. Mr. Donnelly has more than 20 years of experience in construction management, with past project types that include commercial, retail, environmental, and public works infrastructure.

Prior to TMG, Mr. Donnelly was a Principal at a private construction management firm, managing projects for both private and public sector clients. Mr. Donnelly's career began as a Civil Engineer Corps Officer in the U.S. Navy with assignments overseas and within the United States where his duties included the management of design and construction of a variety of military facilities.

He holds a B.S. in Ocean Engineering from the United States Naval Academy.

Ken Dupee, Partner, joined TMG in 1998 and focuses on commercial development. Mr. Dupee has over 23 years of direct real estate development and construction experience.  At TMG he has managed the redevelopment, lease-up and sale of 1.5 million sq. ft. of San Francisco office space. In addition he managed the reconstruction of 225 apartments in Marin, and most recently he developed a 385k square foot LEED Platinum office campus in Mountain View as a build-to-suit project for Samsung.

Currently he is working on the design, entitlement and construction of two separate office projects near the CalTran Station in the SOMA area of San Francisco.

Prior to TMG: Mr. Dupee was a Development Manager at Catellus Development where he built approximately 750,000 sq. ft. of industrial and manufacturing facilities.

Mr. Dupee holds a Bachelor’s degree from Duke University and a MBA in real estate and finance from the Haas School of Business at the University of California at Berkeley.

Charles Gibson, Partner, joined TMG in 2004. He oversees development activities and financial analyses of TMG’s real estate projects with specific focus on acquisition and disposition strategies. Mr. Gibson has more than ten years of experience in real estate development and asset management.

Prior to TMG: Mr. Gibson spent three years in the Investment Banking Group of UBS Warburg in their New York and Frankfurt offices, focusing on corporate advisory assignments for industrial manufacturing clients.

Mr. Gibson earned an M.B.A. in Real Estate from the Haas School of Business at the University of California at Berkeley and graduated summa cum laude with an A.B. in Economics from Dartmouth College.

Brian Fleming, Partner, joined TMG in 2000. Mr. Fleming has over 20 years of commercial real estate experience, including development, project management, marketing, leasing, acquisitions, and dispositions. In total, Mr. Fleming has leased over 5,000,000 square feet with a transaction value of over $1.5 billion and has played a major role in acquisitions and dispositions totaling over $2 billion.

Prior to TMG: Before joining TMG, Mr. Fleming worked for Grubb and Ellis where he was routinely acknowledged with the Grubb & Ellis “Circle of Excellence” award and was in the top 1% of brokers nationwide from 1998–2000.

Mr. Fleming received his B.A. degree from the University of California at San Diego.

Ann MacLeod joined TMG as Counsel in 2003. Ms. MacLeod has over 30 years of experience as a business attorney, specializing in transactional real estate matters.

Prior to TMG: Ms. MacLeod worked as an attorney in the San Francisco office of Morrison & Foerster for more than 14 years — first, as an associate, and later, as a partner. She has also been associated with the law firms of Howard, Rice, et al., and White & Case LLP.

Ms. MacLeod received her undergraduate degree from UCLA and her J.D. from the University of California, Hastings College of the Law, where she was a member of the Order of the Coif and the Thurston Society.

Amy Neches, Partner, joined TMG in 2012 with over 30 years of experience in real estate and finance. She joined the Company after seventeen years with the San Francisco Redevelopment Agency, where she served as the Agency’s senior real estate negotiator and manager for developments ranging from complex public-private partnerships to public facilities and retail leases. Ms. Neches served as one of the City’s lead negotiators and managers for the 303-acre master planned Mission Bay redevelopment. She has completed complex mixed-use projects in the Yerba Buena district and was instrumental in the development of AT&T Ballpark and the surrounding areas.

Prior to TMG: In addition to her work with the Redevelopment Agency, Ms. Neches’ prior experience includes positions in real estate lending and affordable housing development in San Francisco, and six years in investment banking in New York, concentrating in mortgage and asset-backed securities.

Ms. Neches holds a Bachelor’s Degree in political science and a Master’s Degree in Business Administration from Yale University.

Denise Pinkston has over 30 years of experience in real estate including acquisitions, asset and construction management, marketing, leasing, planning/entitlements, transit and green building program development, and public affairs. Ms. Pinkston was named one of the Bay Area’s Most Influential Women in Bay Area Business by the San Francisco Business Times in 2012 and 2013 and was named to their Forever Influential Honor Roll in 2014. Ms. Pinkston teaches real estate at the Lorry I. Lokey Graduate School of Business at Mills College.

Prior to TMG:  Ms. Pinkston directed Current Planning, Code Enforcement, Housing, and Redevelopment as the Marin County Planning Services Coordinator.  She has also served as a planning commissioner, chamber of commerce board member, and instructor at San Francisco State University.

Ms. Pinkston attended the University of California at Berkeley where she earned a B.A. in History, and a Masters in City and Regional Planning.

Tom Stubbs joined TMG Partners in 1998 working on the award-winning renovation of The Landmark @ One Market and a number of other properties in the San Francisco SOMA sub-market. Mr. Stubbs left in 2002 to build a family wine business and returned to TMG in the spring of 2010. Mr. Stubbs has over 40 years’ experience in brokerage and development in the UK, Calgary, Denver, Toronto and San Francisco. His current focus at TMG Partners is on acquisitions and leasing in San Francisco and the East Bay.

Prior to TMG: Mr. Stubbs was co-owner and founder (1988) of Stubbs, Collenette and Associates Inc., a boutique brokerage firm specializing in the acquisition, sale and leasing of commercial property in downtown San Francisco. The firm was a major presence in San Francisco commercial brokerage until its sale to Grubb & Ellis in 1996. Prior to that, Mr. Stubbs was President of Knowlton Realty Ltd, an international brokerage firm with offices across Canada and the Western United States.

Mr. Stubbs graduated from the University of Reading, UK, in 1975 with a BSc in Estate Management.

Drew Thomas, Partner, joined TMG in 2011 and is responsible for the development and acquisition of urban infill, value-add commercial real estate investments throughout the San Francisco Bay Area. Mr. Thomas has over eleven years of commercial real estate experience, including acquisitions, finance, sales, leasing, and development.

While with TMG, Mr. Thomas has managed the acquisition, development, refurbishment and leasing of approximately 1.3 million square feet of research and development office space in four projects totaling 13 properties spanning Sunnyvale, North San Jose and Fremont. In total, he has directed in excess of $65 million in capital improvement investments, leased over 475,000 square feet and played a major role in acquisitions and dispositions totaling $400 million.

Prior to TMG: Mr. Thomas was the managing Associate for Boston Properties’ finance / capital markets group responsible for acquisitions, dispositions, property financings and lease and development underwriting. During his tenure, he directly led the firm’s efforts on over $1.4 billion of transactions, while also managing the firm’s three-person analyst team responsible for portfolio-wide quantitative asset management. Mr. Thomas began his career in investment banking with Morgan Stanley in New York, NY and subsequently spent six years in various financial and business development capacities with several firms throughout the Bay Area peninsula.

He earned an M.B.A. in finance from the Carroll Graduate School of Management at Boston College and graduated magna cum laude with a B.S. in Psychology from Washington & Lee University.

Zoa Town is Vice President, Property and Asset Management at TMG Partners. She joined TMG in 2001 and has over 15 years of real estate experience in the Bay Area. She is responsible for the management of TMG’s growing real estate portfolio with additional focus on acquisitions and dispositions. While at TMG, she has overseen the management of more than seven million square feet of various property types valued over $1.5 billion.

Prior to TMG: Ms. Town managed real estate and facilities for Salesforce.com and spent two years in the Investment Banking Group of H&Q, focusing on research and analysis of technology and emerging internet companies.

Ms. Town holds a Bachelor’s degree with a major in Business Administration from St. Mary’s College of California.

Richardson L. Watkins, Partner, is engaged in development and acquisition activities in the West Bay region, including San Francisco and the Silicon Valley. He has over 35 years’ experience in commercial real estate and has been with TMG Partners for over 20 years.

Most recently, Mr. Watkins helped secure the entitlements for the development of a 400,000 square feet Build-to-Suit headquarters for Samsung in Mountain View and just completed a full renovation of an 80,000 square feet office building in Santa Clara that has since been 100% leased.  He also assembled 48-acres in the Silicon Valley to develop a new 1.5 million square foot campus, which was then sold to Yahoo! for future expansion. Prior to that, he managed the one million square foot office redevelopment of Midpoint Technology Park on the Peninsula, which was later sold to Stanford University and Stanford Hospital.

Prior to TMG: Mr. Watkins’ past positions include running the Northern California operations for a national real estate development company, directing the development for a 48-story, one million square foot office and hotel mixed-use project in downtown San Francisco, and acting as the acquisitions officer for a San Francisco-based investment advisory firm representing domestic pension funds and foreign investors.

Mr. Watkins is a graduate of Amherst College and received his Master’s degree in Business Administration from the Stanford University Graduate School of Business.

Samuel Becerra, Associate, joined TMG in 2017. He oversees financial analyses and due diligence of TMG’s real estate projects with specific focus on acquisition and disposition strategies. Prior to TMG, Mr. Becerra spent seven years at Public Financial Management (PFM) in San Francisco where he advised municipalities on over $2 billion of financings of capital projects. While at PFM, he specialized in economic development financings tied to real estate projects including Mission Bay and Treasure Island.

Mr. Becerra holds a Bachelor of Arts degree in economics from Pomona College and a Master’s degree in Business Administration in real estate and finance from the Haas School of Business at the University of California Berkeley.
